Waiting List

Once applications are processed, applicants are put on a waiting list that can last from six to twelve months. Once an applicant is approved, and they reach the top of the waiting list, they are placed in housing as soon as an apartment is available.




Section 8 Vouchers

JCHA is income-based public housing, therefore we cannot accept Section 8 vouchers for rental assistance.




Rent Choices


Residents have two rent choices:


Income-Based Rent

Rent is based on 30% of adjusted gross family income. Families are allowed a deduction for dependents and child care. Elderly and disabled residents are allowed a deduction for any medical expenses which are not covered by insurance over 3% of income.


Flat Rent

Flat rents have been established for JCHA by the standards set forth by congress. The utility allowance is deducted from the flat rent when applicable. See postings in JCHA office for current flat rents.




Deposits

A security and key deposits are required upon renting. A pet deposit is required when applicable. A deposit is required at the Appalachian Electric Cooperative to turn on the electricity in the resident’s name, where applicable.




Pets

ONE Cat or dog is allowed, per household. Dogs must be shorter than 15 inches at the shoulder. No pet is allowed loose on JCHA property. A pet deposit is required.




Utilities

Water and sewer are furnished to all units.
There are utility allowances given by the Housing Authority. Any use in excess of these allowances are to be paid by the resident.
